West Brockley parade for sale


Stan Grossman: Good to see ya again, Jerr'. If these numbers are right, this looks pretty sweet.

The parade that houses the Broca Food Market is up for sale. The ad in Estates Gazette describes it as a "thriving regeneration zone 300 yards from Zone 2 station with consent for further development."

Thanks to Nick and Alastair who both sent us the ad. As Nick says:

"'Active management opportunity' basically means put some work in and you could increase rents."

It's a genuine question - presumably they could replace the Broca (up the rent and force her out) with something less appealing, no? a bookies? a money exchange, a dead shop like on the Brockley road - do you think this is the start of something potentially good or something potentially negative for that stretch?

I won't speculate on the fate of individual businesses, but personally I would think this is likely to be good news. There is already a bookies on that parade, even Brockley's unlikely to support another.

My guess is, in conjunction with all the new homes being built right next door and the arrival of the ELL, the next landlord will want to take the place upmarket, rather than down.

This will be good news I think. The flats above have been renovated a couple of yrs ago by the present owner, I'm guessing they just want to realise their investment (re increased value due to ELL). I doubt there would Be a nasty shop in the parade, and I'm even happy to hedge my bets that the bookies there will be closing...

Before too long there will be a new (step-free) entrance to the northbound platform of the station somewhere near that parade, which can only be good for business.

Limited ELL service allegedly starting on April 15th. Although only from New Cross Gate, so strictly only any good for us Telegraph Hill types, rather than you pureblood Brockley-istas.

I'm not gonna debate you Nick, but the quote is perfect.

I am hopeful that mostly good things will come of this. I doubt rents are going to shoot up in the current economic climate because Mr or Mrs Investor could well end up with a dead parade on their hands - Brockley is not short of spare retail units at the moment.

With all the new residential units in planning and construction this is going to become a busy corner and hopefully someone will do something with the parade on Endwell Rd too. Any more news on the bistro that was planned?

Network Rail is looking at sites between that stretch of Mantle Rd / St Norbert Rd and the railway line to insert a new entrance with step-free access for thew Northbound platform. I was probably a bit enthusiastic with 'before too long' - it will be by 2015 IIRC.

I don't like the bit about 'increase rents'. Often that leads to the shops closing down as rents are too high and landlords foolishly don't realise it until its too late.

@DD - I agree with every word you said. As for the bistro, think it was a red herring. They did it up ready for lease, I don't believe anyone actually had concrete plans to open.

That is a shame. On the bright side it is now the smartest empty shop front on the Endwell Rd parade just waiting for an enthusiastic entrepreneur to open the equivalent of Mr Lawrence's wine bar.

There are only four units on the parade, the bookies, dry cleaners, the broca, and a mini mart. The other spaces were converted to flats years ago. The broca has transformed that whole bit, just with the nicely panted shutters...

So not really much that a new landlord could do to be honest I can't see rents shooting up either.

I love the speculation that stems from an article in EG! It could be that the properties are currently underlet, have poor rent reviews, are managed inefficiently or someone with wider contacts could make better use of what are well located units. it could also just to someone who wants to appreciate the capital of their investments. Someone call also take a punt that the ELL will drive nationals into Brockley with higher rents.

They were quoting £2m and its already under offer. Someone sees the potential in it anyway.

Is there anything to stop them turning all the shops into flats? It's what they've done with more than half of Honor Oak Park's high street...

Honor Oak it makes sad and v displeased to see how the shops have been mullered. Nick's Hairdressers has gone, ok so it was a bit 80s but it was cool in its own way.
